A Leak at a Commercial Roof Penetration: What Belongs in the Repair Scope?

A commercial roof penetration can leak even when a low slope roof has a sound looking open field and still leak where a vent, pipe or support passes through it. For an Oakville property manager, a useful repair proposal identifies the exact penetration, the surrounding membrane, the flashing detail and how the finished junction will be checked. βSeal around equipmentβ leaves too much undefined.
Peace of Mind Exteriors lists penetration and HVAC leaks among the issues addressed by its commercial flat roofing service. The repair method depends on the roof system in place. A TPO detail should not be treated as interchangeable with EPDM or modified bitumen just because the leak appears in the same location.
Name the roof system and the exact entry area
Ask the contractor to identify the existing membrane and the penetration on a roof plan or labelled photo. Record whether the observed defect is at the membrane field, a seam, a flashing attachment, a clamp or a nearby drain. The interior drip may be offset from the roof entry point, so the proposal should distinguish an observed opening from a suspected path that needs more investigation.
The IKO building owner's guide calls for inspecting flashings, penetrations and drainage areas. That is a maintenance framework, not a diagnosis of your roof. It explains why a visit should look around the penetration rather than at a single bead of sealant.
Define what will be removed and rebuilt
A comparable scope identifies: the area to be opened. Whether existing flashing and loose material will be removed. The compatible replacement membrane or flashing material. How it joins the field membrane and the penetration. And the method used to inspect the finished detail.
For its TPO system, IKO's installation manual says penetration flashing must seal to both the penetration and the membrane. In recover or partial tear off work, the manual also calls for loose existing material to be removed. Those directions are for that product system. The contractor should follow the instructions for the actual installed roof rather than borrow a TPO method for a different membrane.
If the crew proposes a temporary measure because weather or building operations prevent a permanent detail that day, have it identified as temporary with a separate plan for the permanent repair. A short term stopgap should not be silently described as a completed membrane repair.
Require a repair handover record
- The location and equipment identifier for the repaired penetration.
- The membrane and flashing products actually installed.
- Before and after photos plus the method used to check the finished detail.
The roofing service overview gives the broader scope, but a low slope commercial roof needs a repair proposal tied to its own system. Use the contact page to send the roof system records before anyone specifies a material.
Protect the record of the roof
Ask for photos before and after the detail is opened. Keep the material specification, date and location with the property's roof records. Equipment work can change a penetration later, so a clear record tells the next crew what was repaired and where. If wet insulation or a damaged deck is found, have the extent assessed separately before it is covered. Do not assume it from an interior stain.
The owner also needs to know whether rooftop equipment must be shut down or accessed during work. Ask the contractor and the equipment service provider who is responsible for each side of that interface. A roof repair scope should not imply that the roofer is repairing the mechanical unit itself unless that work is expressly included.
Request a written exterior assessment. Managing a low slope roof leak? Share the roof system records and the location of the affected penetration with Peace of Mind Exteriors. Request a commercial roof assessment that defines the inspection and repair boundary.
